Curtain Fixing in Abu Dhabi, Surveyed Before Any Drilling
Abu Dhabi splits neatly into two kinds of job. On the islands you are usually fixing into a gypsum bulkhead with a concrete slab somewhere above it and a glazed facade you must not touch at all. On the mainland, in Khalidiyah, Al Mushrif and the older Zahiyah blocks, you are into solid concrete that will hold anything but takes real drilling. We work out which one you have before quoting.
Drop Taken From The Rail Position
The number that matters is the drop from where the rail will actually sit to where you want the hem to finish, not the height of the glass. We measure from the bracket line, allow for gliders or rings, and note whether you want the hem to break on the floor or clear it.
Majlis Windows And Four-Metre Runs
Majlis and living room windows in Abu Dhabi villas regularly run past four metres, and the curtains that go on them are heavy lined sets. A rail carrying that weight on two end brackets will bow. We space centre supports along the run and use a heavier track section rather than hoping the standard one copes.
Ceiling Tracks, Poles and Rails in Abu Dhabi Homes
Ceiling track, wall-mounted rail or a finished pole are three different answers to three different windows. Full-height glazing almost always wants a ceiling track. A punched window in an older block suits a pole. A recessed bulkhead needs the track set back inside it. We bring the options and choose on site.

Slab-Fixed Tracks In Tower Bulkheads
Tower apartments on Al Reem and Al Raha Beach hand over with a gypsum bulkhead above the glass and nothing structural inside it. We locate the slab above the board, fix through to it, and set the track so the curtain hangs clear of the glass instead of resting against it.
Anchors For Solid Mainland Concrete
Buildings around Khalidiyah, Al Mushrif and Al Zahiyah were built in solid concrete, which is slower to drill but holds a proper anchor without argument. We carry masonry bits and concrete anchors sized for the load, so a heavy blackout set is not hanging on a plastic plug.
Curtain Fixing in Abu Dhabi Island Towers
Island towers come with rules. Most buildings on Al Reem, Al Raha and Yas want a fit-out notification or a contractor pass before anyone drills, and some restrict working hours to weekdays. We deal with the building management side so your fitting slot is not lost at the security desk.
Fit-Out Approval Arranged For You
Where a building requires paperwork we file it and wait for the approval before booking your slot. It takes us a phone call and it saves you a wasted afternoon standing in the lobby with a bag of curtains and a fitter who cannot get in.
Every Opening Measured In Person
Developer handover drawings and the finished opening rarely agree once the plaster and skirting are in. We measure the real opening, check whether the bulkhead is square along its length, and confirm the track will actually clear the glazing bead before anything is cut.
Nothing Fixed To The Facade
We never fix into a glazed facade or a curtain wall mullion, and we never leave a loaded track hanging on plasterboard alone. Every anchor lands in something structural, and every rail is loaded and tested before we treat it as finished.
Stacked Evenly And Left Clean
Long curtains hang badly for the first week unless somebody trains them. We run each set along the track, form the folds by hand so they stack cleanly at the ends, and vacuum the dust and packaging before we leave the apartment.
Blackout, Sheers and Blinds Matched to the Opening
A sheer that has to filter glare, a blackout that has to hold back a west-facing afternoon, and a roller blind on full-height glass all want different hardware and different setting out. We fit each one for the job it is doing.
Blackout For West-Facing Glass
West-facing apartments on the Corniche and Al Raha Beach take hard afternoon glare off the water, and a blackout that stops at the reveal will leak light down both edges. We run the track wide of the opening with proper return at each end so the fabric closes against the wall.
Sheer And Blackout On Separate Runs
Sheer in front and blackout behind only works if the two runs have real clearance between them and brackets deep enough to carry both. We set that spacing at the survey, not on the day, so neither layer catches when it is drawn.
Blinds Sized For Full-Height Glazing
Floor-to-ceiling glass changes what a blind has to do. A roller needs the right tube diameter or it will droop across a wide opening, and a Roman on tall glass needs its cords balanced properly. We size the hardware to the opening rather than to the standard kit.
What The Abu Dhabi Visit Includes
Things We Do Not Ask You To Arrange
How an Abu Dhabi Installation Runs
Four steps, with the price fixed at the second one and any building approval handled before the third. Nothing is drilled until you have a written figure in front of you.
01
The Survey Call
A fitter comes out, measures each opening, checks what is above the bulkhead, notes which runs need centre support and confirms whether your building needs a permit. It is free, and it usually takes under an hour for a whole apartment.
02
A Written Price Per Opening
You get a written figure for each opening with anchors, brackets and labour already inside it. The survey is free, there is no call-out charge, and the hardware is not billed separately afterwards.
03
Installation Day
Floors are sheeted, holes are drilled with the dust caught rather than left on your tiles, and every rail is fitted and levelled before a curtain goes near it. A three-bedroom apartment is normally done inside half a day.
04
Run, Levelled And Handed Over
Each rail is loaded and pulled on, each curtain drawn the full width both ways, the folds set and the room vacuumed. You walk it with the fitter while he is still there, so anything you want adjusted gets adjusted.
Same-Day and Weekend Slots in Abu Dhabi
Abu Dhabi is spread out, so we work the emirate in zones rather than promising everyone the same hour. Island jobs are grouped together, mainland and Mussafah jobs together, and weekend slots are normal rather than a favour.
Zoned Scheduling Across The Emirate
Tell us which part of the emirate you are in and we will give you the next slot on that run. Island and Corniche work is often same day, while Shakhbout City, Al Falah and Bani Yas usually land the following morning.
The Islands, The Mainland And Beyond
We cover the islands, the Corniche, the mainland suburbs and the outlying communities, and we travel up to Dubai, Sharjah and Ajman at the same rates when you have a second property to sort.
Why Abu Dhabi Residents Call LoadUp
Directly Employed Installers
The fitter who surveys your apartment is the one who installs it. Nothing is farmed out to a crew that has never seen the openings or the building rules.
No Variation After The Survey
The figure agreed at survey is the figure on the invoice. If an opening needs a heavier track or an extra pair of hands than we allowed for, that is our miscalculation to absorb.
Insured Work And Finished Repairs
We carry insurance, and any mark or redundant hole is filled and touched in before handover. On a rented apartment that is the difference between a clean check-out and a deduction.
Hardware Rated For The Load
Curtain suppliers pack one generic plug and it is rarely right for what is behind your wall. We bring concrete anchors, cavity fixings and slab-length screws and use the one the opening actually calls for.
Levelled Against The Ceiling Line
A track that is out by a few millimetres reads badly against a long ceiling line, especially on full-height glazing. Every run is levelled, then drawn end to end under load before we sign it off.
A Single Point Of Contact
One number, one person, from the survey through to the final walk-round. You never explain your window sizes twice.
What Changes the Cost of Curtain Fixing in Abu Dhabi
Four variables set the figure, and you can estimate your own before we arrive.
Openings To Be Covered
Pricing is per opening, so a one-bedroom on Al Reem with three windows is a very different job from a Shakhbout City villa with fourteen. Whole-property jobs get a better rate per opening.
Run Length And Ceiling Height
A four-metre majlis run needs more track, more supports and two fitters. High ceilings mean working off proper access equipment rather than a step ladder, which adds time to every single opening.
Layers, Pelmets And Motors
One blackout rail is quick. Sheer and blackout on separate tracks doubles the brackets and the setting out. Add a pelmet or a motorised rail and the install time roughly doubles again.
Slab, Block Or Curtain Wall
Solid island concrete is slow to drill but straightforward. A gypsum bulkhead means locating the slab and fixing through to it. A glazed facade means the load has to go somewhere else entirely. Each one is a different amount of work.

Questions About Curtain Fixing in Abu Dhabi
How much does curtain fixing cost in Abu Dhabi?
Fitting starts at 200 AED for a single curtain or blind and 300 AED for two. Three openings come in around 400 AED, and four run between 450 and 500 AED. Brackets, anchors and the survey visit are already included in those figures.
Is the hardware included in the price?
Yes. Tracks, brackets and the correct anchors for your building are inside the quoted price. If an opening turns out to need heavier hardware than we allowed for, we fit it and the price does not change.
How quickly can you get to me in Abu Dhabi?
Island and Corniche work is often same day. Mainland communities such as Shakhbout City, Al Falah, Al Shamkha and Bani Yas are usually next morning, because we run the emirate in zones. Weekend slots are available as standard.
Can you fit blinds and motorised tracks?
We install roller, Roman, Venetian and vertical blinds, corded and uncorded tracks, decorative poles, pelmets and motorised rails with remote or app control. Supply your own hardware or ask us to source it.
Will the holes affect my handover inspection?
Any mark or redundant hole is filled and touched in before we hand over. We also keep the number of fixings to the minimum a safe install needs, which matters on a rented apartment with a handover inspection ahead of it.
Do you work outside Abu Dhabi city?
Yes. We fit curtains across Al Ain, Dubai, Sharjah, Ajman and Umm Al Quwain at the same rates, and we can cover properties in two emirates on the same day if the timings work.
